Payment & cancellation policy

Clear terms, no surprises

Cancellation & Refund Policy

Please read carefully. This policy applies to all reservations booked directly with our property.

Payment & cancellation policy

Minimum of 25% upon booking, with 50% payment at least 30 days before arrival, and full payment within 15 days of arrival.

It is always recommended that you secure travel insurance for any trip you take. If there is need to cancel, terms are as follows:

  • Within 24 hours of booking: get back 100% of what you paid.
  • Up to 15 days before intended arrival: 50% of every night paid for. No refund of service fee.
  • Cancellation 15 days or less before intended arrival: wholly non-refundable.

If you are making scheduled payments within the pay periods mentioned, the amount refunded will be aligned with 50% per night paid at the time of cancellation, less the service fee.

• A 10% Shared Economy Levy is applied to the cost of tourist accommodation, as mandated under the 2025 Amendment of the Barbados Tourism Levy Act (2019-57). A USD 600 refundable damage deposit will also be included, and will be fully returned provided there is no damage to the premises as per house rules (as laid out on the website). Excesses in damage costs over the deposit will be charged to payment method provided.

No-Show

Guests who do not arrive on the scheduled check-in date without prior notice will be considered a no-show and forfeit the full reservation amount. The remaining nights of the booking may be released for resale at our discretion.

Early Departure

Once checked in, the full reserved stay is charged. Early departures do not qualify for a refund of unused nights unless caused by a fault on our part.

Modifications

Date changes (e.g. shifting the entire span of trip dates, shortening or extending length of stay) are accommodated subject to availability and may be subject to rate differences, and subject to overall cancellation policy guidance. Requests received more than 15 days before check-in are typically free of charge.

Force Majeure

In the event of hurricanes, government travel restrictions, or other events beyond reasonable control, we will work with guests to reschedule the stay or issue a credit valid for 12 months. Cash refunds in these circumstances are at our discretion.

Damages & Incidentals

Guests are responsible for damage to the property or its contents during their stay. Any damage charges will be communicated and processed against the security deposit and the payment method on file if damage exceeds the security deposit.

Booking Fees

Any non-refundable booking lock fees, payment processing fees, or third-party charges (such as OTA commissions) are not eligible for refund.

By confirming your booking, you agree to these terms.

By signing this agreement, you declare you have a primary home address, that you are staying at this property for transient purposes only, have no intention to establish a landlord-tenant relationship, and acknowledge this is a temporary owner-guest relationship for the dates covered in writing upon booking, or any agreed upon adjustments in booking thereafter, provided that the guest respects the rules laid out in the house rules also agreed upon ahead of booking.
